The San Diego ZIPs where home prices rose most since 2020

The county as a whole
Closed sales in San Diego County through September 2026 show the median price of a single family home increased from $705k in 2020 to $1.10M in 2026, a gain of 56%. The chart below follows that climb year by year, with the average by ZIP running above the median.

The ZIPs that moved most
Del Mar (92014) leads the county, up 84%. In Del Mar the median went from $2.13M to $3.92M. In Rancho Santa Fe (92067) it went from $2.78M to $5.00M, up 80%. Close behind are Carlsbad Village (92008) at 79%, Carmel Valley (92130) at 73%, Carlsbad (92010) at 72% and Oceanside, coastal (92054) at 69%.
Eight of the top ten sit in North County, along the coast from Oceanside to Del Mar and inland to Poway and Rancho Santa Fe. The exceptions are Old Town and Morena (92110) and Normal Heights and University Heights (92116).
Where the dollars went
Percentages hide how much money moved at the top of the market. Rancho Santa Fe added $2.22M to its median, and Del Mar added $1.80M. Coronado added $1.26M, La Jolla added $1.15M and Solana Beach added $1.11M. In each of those five ZIPs, the typical home gained more in six years than the county's median home sells for today, which is $1.10M.
What it means for buyers and investors
Buyers feel this climb twice, once in the price and again in the rate. In 2020 the typical county house sold for $705k and 30 year mortgage rates averaged 3.11%, according to Freddie Mac. With 20% down, principal and interest came to about $2,411 a month. Today the median is $1.10M and the rate is 7.28%, so the same 20% down is $220k and the payment is about $6,021 a month before taxes and insurance. That is 2.5 times the monthly cost for the typical house in just six years.
For investors, the biggest movers are best buys in a buy and hold scenario.
