Where New Construction Is Happening Now

New homes are clustering along proven corridors: the 56, Otay, and 78. You will see national builders leading the charge, plus a few boutique infill teams inside city limits.

  • North County: Along the 78, San Marcos and Vista are adding townhomes and small-lot single family. Expect Lennar and KB Home near transit and shopping, with quick access to San Marcos breweries and Cal State San Marcos.   • Coast-adjacent: True coastal dirt is scarce. Small infill in Encinitas and Carlsbad pops up as 6-12 home enclaves, often luxury priced and built by local boutique teams. Expect walkability to Moonlight Beach or Batiquitos Lagoon, not master-planned scale.

  • South Bay: Chula Vista and Otay Ranch remain the county’s master-planned workhorse. Lennar, Shea, and KB Home are actively delivering paired homes, townhomes, and family-size SFRs with parks and schools built in. Eastlake in South County blends suburban convenience with new retail and dining.

County snapshot for scale: 4,562 active for-sale homes, median list $949,000 at $630 per sqft, and a median 39 days on market. That mix includes both resale and new-build releases.

Who’s Building and What They’re Offering

  • Lennar: Dominant in Otay Ranch and Oceanside. Known for Everything’s Included packages and in-house lending with rate buydowns.
  • KB Home: Active in Vista and San Marcos. Flexible floor plans, design-center credits, and closing-cost help.
  • Shea Homes: Larger South Bay single family and townhomes with amenity-forward communities.
  • K. Hovnanian and Taylor Morrison: Scattered North County and infill townhomes, frequent appliance and upgrade promos.
  • Pardee’s legacy lives under Tri Pointe Homes, which still shapes the 56 corridor with energy-efficient builds.

Typical incentives today: 2-1 or 3-2-1 temporary rate buydowns, 3-4% closing-cost credits tied to preferred lenders, and design studio allowances. Inventory homes nearing completion often carry the strongest discounts.

New vs Resale: The Tradeoffs at Current Rates

New-build pros:

  • Lower maintenance and strong energy codes, which helps monthly costs.
  • Warranties and smart-home features out of the box.
  • Builder financing options that reduce payment shock.

Resale pros:

  • Established streets, larger lots, and location choice closer to coast or job centers.
  • No construction timelines or Mello-Roos surprises if already paid down.

A quick real example: downtown buyers eyeing views might compare a new-build high-rise release with a resale like 100 Harbor Drive 906 at $675,000 and $652 per sqft. If the builder offers a buydown, the monthly payment gap can narrow fast. In University City, 3525 Lebon Dr. 302 is listed at $679,000 at $597 per sqft, a reminder that condo resales near La Jolla and UCSD still compete well with new UTC releases.

How to Shop Smart

  • Lock your homesite early, but verify HOA and Mello-Roos before you sign.
  • Get preapproved with a third-party lender, then compare with the builder’s buydown.
  • Walk a nearby resale on the same day. In San Diego proper, 4227 COLLEGE AVE is $948,000 at $518 per sqft, a data point for space and neighborhood feel.
  • For lifestyle, tour communities at peak hours. In Oceanside, pair a model tour with a sunset check near the pier, or grab a coffee run like you would living there.
