Life in Carlsbad
Carlsbad is one of those rare places that has it all: beautiful beaches, excellent schools, a walkable village downtown, and a strong local economy. It is no wonder it consistently ranks among the best places to live in San Diego County.
The Neighborhoods
Carlsbad Village
The historic downtown area along Carlsbad Boulevard. Walkable streets with boutique shops, restaurants, and the beach a block away. Homes here are a mix of charming bungalows and newer builds. Most walkable part of Carlsbad.
La Costa
Master-planned community in southeast Carlsbad. Known for its schools, the Omni La Costa Resort, and family-friendly neighborhoods. Parts of La Costa are in Carlsbad Unified and parts in Encinitas Union and San Dieguito Union, whose La Costa Canyon High School serves them.
Bressi Ranch
Newer community with modern townhomes and single-family homes. Walking distance to shopping and restaurants. Great for young families and professionals.
Aviara
Upscale community surrounding the Park Hyatt Aviara resort. Golf course homes, larger lots, and ocean views. The most premium neighborhood in Carlsbad.
Schools
Most of Carlsbad is in Carlsbad Unified, a K-12 district. Parts of La Costa attend Encinitas Union (K-6) and then San Dieguito Union High (7-12), and a corner near San Marcos is in San Marcos Unified, so check the district for a specific address. State test results (share of students who met or exceeded the state standard in reading and math, CAASPP 2024-25; California: 49% and 37%):
- Elementary: Carlsbad Unified's elementary schools range from 52% to 89% in reading
- Middle: Aviara Oaks Middle 72% reading, 64% math; Valley Middle 55% and 48%
- High School: Carlsbad High 77% reading, 49% math and Sage Creek 77% and 59% (Carlsbad Unified); La Costa Canyon 74% and 51% (San Dieguito Union)

- Median Sale Price: $1.55M (all homes); $1.86M for single family homes and $890K for condos and townhomes (closed sales in 92008 to 92011, January to October 2026)
- Days on Market: 14 days (median for 2026 closed sales)
- Rent, 3 Bedrooms: $5,010 a month median; the middle half of leases ran $4,310 to $5,500 (closed leases, last 12 months)
